Homeland, Incorporated was established in August 1984 for the purpose of providing professional property management services to the rental housing industry. We have made a commitment to the communities that we serve to achieve housing for the low to moderate-income resident realizing the integral part, each related to the other.

  Homeland, Inc. staff works closely with each community in an effort to define the best programs that meet and cultivate community support and involvement. This results in housing that helps vitalize the city.

  Our goal is to protect and preserve the value of each property we manage to continue the thorough analysis of the daily operations and financial status and ensue continued growth and profitability of each property.

  Frequent and consistent communications and site visits by professional property manager result in well maintained quality properties that produce maximum occupancy over many years, thus providing positive cash flows for the property and investors.

  Homeland Inc. Property Management has provided quality and conscientious management services to owners. Our goal is to maintain communication on all levels in order to establish the needs of the clients we serve, and then meet those needs. Regardless of the size of the property and the needs of our clients, we will design and implement the steps necessary to maintain property investments and ensure the trust that Homeland has in the staff and expertise to manage single or multi-family residences. Homeland Inc. Management strives to maintain a direct working relationship with the owner. Homeland has been requested on numerous occasions by the syndication or other government agencies to consider taking over troubled properties in their portfolio to correct and stabilize their problems.

Homeland, Inc. currently manages over 175 apartment communities throughout four states including Kentucky, Indiana, Ohio and Tennessee. All locations consist of over 5,000 total units.

  Of the separate locations, we have Rural Development Properties, Tax Credit Properties and HUD Properties. It is our responsibility to comply with all State and Federal requirements.

  Low Income Housing Credit Properties require considerable monitoring in order to maintain tax credit eligibility. One of the primary reports completed is the Tax Credit Certification Information Fact Sheet. This report provides critical information relative to:

  •   Maximum Income Limits
  •   Maximum Gross Rent
  •   Gross Income at move-in
  •   Ratio of number of person in the household to bedroom size
  •   Tenant Rent Collected
  •   Tax Credit Eligibility
